Our Process

The following represent a standard format of services typically provided to clients, these may be adjusted to accommodate a specific scope of work or project requirements.

Programming

Programming is the initial phase of any project. It involves comprehensive interviews to identify and analyze the client's needs and goals. During this phase, FoRM will collect data pertinent to design objectives and spatial requirements. We seek to understand interdepartmental relationships, critical adjacencies, and workflow and circulation. Our findings are then tabulated and used as the basis for all following phases of design.

Space Planning

FoRM will use the base building drawings to develop stacking and/or blocking diagrams which represent a two dimensional image of the information gathered in the previous phase of design.

Conceptual / Schematic Design

Schematic design involves the development of preliminary design concepts that describe the form, scale, character and aesthetics of the space. This phase should further refine the design and planning information and encourage client discussion and approvals. Coordination with Mechanical, Electrical and Plumbing consultants and specialists begins to integrate their technical expertise into the design concept.

Design Development

FoRM will graphically prepare a complete design package, demonstrating final design concepts and incorporate client recommendations from the conceptual design phase. The final presentation will include floor, wall and ceiling treatments, as well as, lighting and furnishing selections to convey the overall design package.

Construction Documents

The construction documents phase uses the information and client recommendations, gathered from the previous phases, to transform the design concepts into working drawings and specifications for construction. Collaboration occurs with professional consultants to integrate the Mechanical, Electrical and Plumbing aspects of the design into the overall construction package.

Construction Administration

FoRM will review submittals, shop drawings, and specifications to ensure product quality and performance. FoRM members will perform periodic site visits to review progress and evaluate construction conformance to the original design intent. In a final site visit, FoRM and the client will review the overall project construction for quality and conformance to design drawings and specifications.
